Yes. We offer complete home renovations and can also coordinate demolition and new construction if you find the right property with an existing home that does not meet your needs.

Your warranty includes:

• 2-Year Systems Coverage: Offers coverage for qualifying defects involving major home systems, including electrical, plumbing, and HVAC components.
• 10-Year Structural Coverage: Provides long-term protection against qualifying structural defects that could affect the strength, stability, and integrity of your home.

Another important benefit is that the warranty is transferable. If you decide to sell your home, the remaining warranty coverage can be transferred to the new owner, providing additional peace of mind and potentially adding value to your property.  At Oakes Signature Homes, our commitment doesn’t end when construction is complete. We stand behind our work and want you to feel confident knowing your home or remodeling investment has protection for years to come.

Beyond the cost of constructing your home, your overall budget should account for land, site preparation, utility connections, and applicable design and permitting expenses.

For projects in New Castle County, we recommend a preliminary site-work allowance of $50,000–$100,000, separate from land and design and permitting costs. Actual costs depend on the lot’s conditions and the scope of work required. A septic system or well, if needed, can increase this allowance.

A custom home typically takes approximately 12–18 months from initial planning to completion. This includes design, permitting, and construction. Your timeline will depend on the complexity of the home, site conditions, permit approvals, and how quickly design decisions and selections are finalized. We’ll outline an estimated schedule early in the process and keep you informed as your project progresses.
